In this climate, the boiler is usually making hot water

Most commercial boiler work here has nothing to do with heating the building. On the coast the space-heating load is small, so the boiler in a Ventura County hotel, gym, or restaurant is typically a domestic hot water plant — a boiler and storage tanks feeding guest rooms, showers, dish pits, and laundry, often with a recirculation loop that never really rests. That matters for diagnosis: a system that runs hard all day fails differently from one that runs three months a year, and it is why "the boiler is fine, your recirculation is not" is a conclusion we reach often.

There is a third answer that nobody offers and buildings often need. A plant that was right for the building twenty years ago may be wrong for it now — occupancy changed, a kitchen was added, low-flow fixtures cut demand, or the original install was oversized and has been short-cycling ever since. We will tell you plainly which of the three you are looking at, and show you the evidence on your equipment rather than on a brochure.

Installation and replacement

We size to the building’s real demand profile — peak draw and recovery, not just a nameplate — and handle venting, gas supply. Where a high-efficiency condensing unit or a bank of commercial tankless heaters is the better fit than a like-for-like swap, we will say so and explain the trade-off. Commercial boilers rarely die without warning; they die without anyone watching. An annual service — combustion check, safety and relief valves, scale and water quality, circulators, controls — catches the failing component while it is still a scheduled part instead of a Friday-night emergency at full occupancy. Residential boilers and radiant heat

They are rare here, but they exist — mostly older homes and a handful of custom builds with radiant floors or hydronic baseboards. If that is yours, you already know how few plumbers will touch it. We will, and the same diagnose-first approach applies.

Often it is not. That pattern usually points to capacity or distribution rather than a failed boiler — undersized storage for your actual peak draw, a recirculation loop that is not returning properly, a failed mixing valve, or scale cutting into heat transfer. Can you replace a commercial water heater or boiler without closing the business?

Usually, yes.
